Introduction
his project involves the planning and design of a residential building on a narrow rectangular plot measuring approximately 23′-0″ x 74′-0″. The objective was to create a functional, comfortable, and efficient living environment while maximizing the utilization of available space. The design integrates residential requirements with commercial functionality on the ground floor, ensuring a balanced relationship between private and public spaces.
Scope of Work and Client Requirements
The client requested:
• Ground floor shop for commercial use.
• Dedicated car parking space.
• Spacious family hall and living areas.
• Multiple bedrooms with attached/common toilet facilities.
• Functional kitchen with easy accessibility.
• Prayer (Puja) space.
• Well-planned staircase for future floor access.
• Independent and comfortable residential accommodation on the upper floor.
• Adequate natural lighting and cross ventilation throughout the building.
Design Approach
The design approach focused on creating a practical and efficient floor plan by separating public, semi-private, and private zones. Commercial activity is located at the front for direct road access, while residential spaces are arranged towards the interior for privacy. The central circulation spine and staircase improve accessibility and minimize wasted space. Openings, balconies, and windows have been strategically positioned to maximize daylight and ventilation.
Structural Coordination & Extension Logic
The architectural layout was developed in coordination with structural requirements to ensure economical construction and proper load transfer. Wall locations, room arrangements, and stair positioning were planned considering column placement and structural grid alignment. The staircase core acts as a central structural element, helping distribute loads efficiently while maintaining functional circulation.
Staircase as the Design Core
The staircase is centrally located to provide convenient access between floors and future expansion possibilities. The design ensures safe movement with comfortable tread and riser proportions. Its location allows direct access without disturbing private residential spaces and creates efficient circulation throughout the building.
Challenges and Solutions
Challenge 1: Narrow Plot Configuration
The elongated site required careful planning to avoid dark and congested interior spaces.
Solution:
A central circulation corridor and strategically placed windows were introduced to improve movement, daylight penetration, and ventilation.
Challenge 2: Integration of Commercial and Residential Functions
Combining a shop with residential spaces on the same floor required privacy management.
Solution:
The shop was positioned at the front while residential functions were organized deeper within the building to maintain privacy and security.
Challenge 3: Efficient Vertical Circulation
Providing access to upper floors without sacrificing usable area was challenging.
Solution:
A centrally located staircase was designed to minimize circulation loss and improve accessibility for all floors.
Challenge 4: Ventilation and Natural Lighting
Long building depth can reduce airflow and daylight quality.
Solution:
Balconies, windows, open spaces, and ventilation openings were incorporated to improve cross ventilation and indoor comfort.
Conclusion
The proposed design successfully fulfills the client’s functional requirements while maximizing the potential of the available plot area. Through efficient space planning, proper circulation design, structural coordination, and attention to natural light and ventilation, the project achieves a balanced combination of comfort, functionality, and future adaptability. The final layout provides a practical residential environment with integrated commercial use and efficient floor-to-floor connectivity.
FAQ

Large windows, balconies, and strategically placed openings have been incorporated to promote cross ventilation and improve indoor air quality throughout the building.
Yes. The shop is located at the front with direct street access, while the residential spaces are positioned deeper inside the building to maintain privacy and comfort.
The design uses well-positioned windows, balcony openings, and circulation spaces to maximize daylight penetration and reduce dependency on artificial lighting during daytime.
Yes. The structural planning and centrally located staircase allow flexibility for future alterations, additional floors, or interior modifications as required.
Functional zoning, efficient room dimensions, centralized circulation, and multi-purpose spaces were used to maximize usable area while maintaining comfort and practicality.
The floor plan separates public, semi-private, and private zones. Commercial activities remain at the front, while family living and bedroom areas are placed away from public access points.
